Short answer
What delays urban demolition is usually not a technical problem but a complaint from neighbours. Once a complaint arrives, the argument becomes "is there vibration or not", and whichever side has no measurement loses it. So vibration and noise measurement has to begin with a baseline reading taken before work starts. And unless a condition survey of neighbouring buildings is done beforehand, photographing existing cracks, pre-existing damage ends up billed to the project.
The baseline reading: the cheapest insurance on the job
Before demolition begins, a baseline measurement is taken at neighbouring buildings and around the site. It records the level of normal city noise and existing traffic vibration.
When a complaint arrives, that record ends the argument: the reading taken during demolition is compared with the baseline and it becomes visible whether the increase genuinely comes from the work. Without a baseline, every vibration is attributed to the demolition.
The cost of the measurement is far below the cost of one day of stoppage. So skipping it is not economics, only habit.
Condition survey: pre-existing damage
- Before demolition, the facades and where possible the interiors of neighbouring buildings are photographed; existing cracks are recorded with a date stamp.
- The survey record is ideally drawn up with the building owner present; that stops it being a one-sided document that can be challenged later.
- Simple monitoring points (crack gauges) can be installed; they show whether a crack has progressed during the demolition.
- Without these documents, even a crack that formed years ago can be billed to the demolition, with no data available to counter the claim.
The most expensive omission
On a project with no condition survey, when a crack claim appears in a neighbouring building the burden of proof effectively shifts to the demolition contractor. A few hours of photographs and a record prevent a dispute that could run for months.
Communication: the real way to prevent complaints
A significant share of complaints comes not from the severity of vibration but from uncertainty. A neighbour who does not know how long it will last or when it will be loud perceives every sound as a threat.
Simple information changes that perception: how long the work will take, daily working hours, which stage will be loud, and a named person to contact. That can be delivered on a single sheet posted at the entrance.
Grouping noisy stages into predictable hours also helps; when a neighbour knows when it will happen, their tolerance threshold rises noticeably.
How method and attachment choice affect complaints
If vibration limits are being exceeded or complaints are intense, moving to methods that produce no impact is a technical solution: because a drum cutter works by cutting, it transmits no impact vibration to neighbouring structures.
If work continues with a breaker, preventing blank firing reduces both noise and vibration; the sound of a blank blow is markedly sharper and more disturbing than a normal one.
Dust is also a source of complaints and often arrives before noise does. Dust suppression makes a more visible difference to neighbour relations than attachment choice does.
